Montecito adds 7-MOB portfolio in Northwest Georgia

Montecito Medical, a leading buyer of medical office properties nationwide, has acquired a seven-building medical office portfolio in Northwest Georgia.

The properties, with a combined area of 308,145 square feet, are in Rome, Calhoun, Adairsville, and Cartersville, Georgia, are part of the Atlanta-Sandy Springs-Roswell MSA. All seven buildings are 100% occupied by The Harbin Clinic.

“We are thrilled by the opportunity to acquire this outstanding real estate portfolio and to enter into a long-term relationship with one of the state’s most well-established and respected provider groups,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical.

The Harbin Clinic, which recently became part of Atrium Health, has served Northwest Georgia for over 150 years. As one of the largest multi-specialty physician practices in the state, the group consists of more than 250 healthcare professionals who provide integrated care across more than 40 medical specialties. The practice maintains 11 locations throughout Northwest Georgia and serves over 350,000 residents.

The transaction brings the number of properties in Georgia acquired by Montecito in 2025 to 12. “We continue to be attracted by the fundamentals of the healthcare market we see in Georgia and the number of excellent opportunities we see here in medical real estate,” said Chip Conk, CEO of Montecito Medical.
