Montecito Medical, one of the nation’s most active investors in medical office real estate, has acquired a medical office building in Ft. Myers, Florida.
The 27,767-SF property, completed in 2022, is fully occupied by American Oncology Network and Radiology Regional Center. Both providers are dominant players in their specialties in their market area.
“We are pleased to acquire this outstanding property, which aligns with our strategy of building long-term partnerships with leading provider groups in growing market areas,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical.
Radiology Regional Center is one of Southwest Florida’s preeminent outpatient diagnostic imaging providers, serving patients in five counties through 13 locations. The Ft. Myers property offers a full spectrum of diagnostic services, including MRI, CT, PET/CT, ultrasound, 3D breast imaging, nuclear medicine, and advanced screening tools.
American Oncology Network, headquartered in Ft. Myers, is one of the fastest-growing networks of community oncology practices in the U.S. The network, which extends to over 20 states with 250+ physicians, partners with physicians and healthcare entities to deliver advanced, patient-centered oncology services that include diagnostics, pathology, infusion, pharmacy, and integrated care coordination.
The property is situated in a well-established healthcare corridor, just one-half mile from Gulf Coast Regional Medical Center.
The property represents the thirteenth acquisition for Montecito in Florida since the beginning of 2024. “Ft. Myers is one of the fastest-growing markets in a fast-growing state that is key to our company’s overall portfolio strategy,” said Chip Conk, CEO of Montecito Medical. “We are actively pursuing new opportunities in Florida and hope to announce additional acquisitions before year-end.”
