Montecito Medical acquired medical office building in Richmond area

Montecito Medical, one of the nation’s most active investors in medical office real estate, has acquired a 17,900 SF medical office building in Richmond, Virginia.

The property is 100% leased to Aligned Cardio Imaging Center, with affiliated practices James River Cardiology, Southpark Vascular Center, and Southpark Heart & Rhythm Center, forming a highly integrated cardiovascular hub serving the Richmond-Tri-Cities region.

The building is located within Richmond’s Colonial Heights medical corridor, one of Central Virginia’s most active outpatient healthcare hubs.

“This acquisition reflects our strategy to enter into long-term partnerships with prominent provider groups in growing market areas,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical. “We are pleased to add this asset to our expansive real estate portfolio in the Richmond marketplace.”

AlignedCardio Imaging Center is a market-dominant cardiovascular platform offering advanced diagnostic and treatment capabilities, including cardiac MRI, CT, 3D echocardiography, vascular ultrasound, and a COPN-approved PET/CT imaging suite. It is one of only four such cardiac PET units in the Richmond area.

James River Cardiology and Southpark Heart & Rhythm Center perform catheter-based interventions and rhythm management procedures, while Southpark Vascular Center specializes in minimally invasive vascular treatments.
