Montecito Medical, one of the nation’s leading acquirers of medical office real estate, has completed the acquisition of a 60,200-square-foot healthcare property in North Augusta, South Carolina.
The building is fully occupied by AO Multispecialty Clinic, a physician-owned medical group based in Augusta, Georgia. The North Augusta property, which includes a state-of-the-art radiation oncology center, offers care in a range of medical specialties, including oncology, rheumatology, urology, internal medicine, plastic surgery, and dietary and nutritional health.
“This acquisition reflects our strategy to enter into long-term partnerships with prominent provider groups in growing market areas,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical. “We are pleased to add this asset to our expansive real estate portfolio in this region.”
AO Multispecialty Clinic operates four other locations in the area, including three just across the state line in Augusta, Georgia, and one in Aiken, South Carolina. Established as Augusta Oncology by three oncologists in 1982, the group has grown to encompass nearly 30 physicians across eight specialties, delivering community-based care throughout the Central Savannah River area.
“This acquisition also reflects our expansion strategy in the Southeast,” said Chip Conk, CEO of Montecito Medical. “So far in 2025, we have acquired 12 medical office properties in Georgia and two others in South Carolina. We continue to pursue attractive opportunities across this region to acquire proven real estate assets and partner with respected provider organizations.”
