Montecito Medical, one of the nation’s most active investors in medical office real estate, has acquired a two-building surgery center portfolio anchored by Hospital Corporation of America (HCA).
The newly constructed, state-of-the-art ambulatory surgery centers (ASCs), totaling 65,024 SF, are located in Katy, Texas, and Orem, Utah, respectively. The properties serve as mission-critical extensions of HCA’s MountainStar Health and Gulf Coast Divisions, each designed as a “Center of Excellence” for outpatient surgeries and gastrointestinal and specialty procedures.
“The addition of these brand-new surgery center assets to our portfolio is a prime example of our strategy of partnering with leading health systems and provider groups with a focus on high-growth, physician-dense submarkets,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical.
HCA Katy MOB & ASC, situated along a premier medical corridor west of Houston, specializes in advanced endoscopic and gastroenterology procedures. Tenants include GI Alliance and Houston Regional Gastroenterology Institute.
In Orem, the 40,572 SF HCA Timpanogos ASC is situated on the campus of Timpanogos Regional Hospital. The facility is one of the largest ASCs in HCA’s national portfolio, with 10 operating rooms and 32 recovery bays.
HCA Healthcare is the largest for-profit health system in the United States, operating 180+ hospitals and over 2,300 care sites across 20 states.
The assets were developed by NexCore Group, one of the nation’s leading healthcare real estate developers.
